Energy nomads and digital nomads both set sights on southern Spain

  • High energy costs and looming supply disruption push people towards warmer climes
  • Spain’s digital nomad visa expected to include tax breaks
  • Taylor Wimpey España launches new Solana Village development

Spain’s much-anticipated digital nomad visa, plans for which were first announced in January 2022, is rumoured to be introduced in early 2023. The draft proposal provides non-EU citizens with the chance to live in Spain for up to five years while working freelance or as a contracted employee of a company outside Spain. It is also believed that the visa will deliver a tax rate of 15% for digital nomads, instead of the usual 24%.

While digital nomads await confirmation of the visa’s implementation, energy nomads are also eyeing up Spain. Between the cost of energy in the UK and the potential for supply problems over the winter, escaping to the warmth of southern Spain is even more appealing than usual.

“We have already seen an increase in the number of people buying second homes in Spain and then using them for work. Buyers are also staying in their properties for longer than they did pre-pandemic. We anticipate that this will increase as both digital nomads and energy nomads head to Spain to wait out the winter in the warm.”

The Costa del Sol enjoys average temperatures of 12-13°C between December and February, while the abundant sunshine (averaging five hours per day in December and January, before jumping to seven hours per day in February) provides plenty of scope for harnessing solar power.

Leading Spanish home builder Taylor Wimpey España has been installing solar thermal panels on its developments along the Costa del Sol for years. They harness the sun’s energy to provide hot water, lowering energy bills for homeowners and reducing reliance on supply from the grid.

Taylor Wimpey España’s latest Costa del Sol resort is Solana Village, at La Cala Golf in Malaga. The first phase of the development will deliver a mix of apartments, penthouses and duplexes with different finishes, within a common architectural concept that slots beautifully into the gently rolling greenery of its surroundings. East-facing homes, which are priced from €295,000 plus VAT, will deliver views of Solana Village’s communal gardens pools (including the largest pool within La Cala Golf), as well as the golf course beyond. South-facing homes, meanwhile, will deliver front-line golf views, with prices starting from €370,000 plus VAT.

Solana Village is ideally located for access to the clubhouse, sports area and spa facilities at La Cala. Sport and spa amenities underpin a rising trend in second homes and wellness, according to Savills, which flags up the Costa del Sol’s top-tier wellness offering as part of the area’s appeal in its recent Global Destinations for Second Homes publication:

“Spain is a key market for second homes for buyers from across Europe. Sotogrande, the wider Costa del Sol, and the Balearics are key destinations for buyers from Germany, other northern European nations, and as far afield as Dubai… These locations have the seaside, sunshine, and year-round outdoor sports amenities missing from many northern locations within a relatively short journey from most of Europe.”

The colder, blustery autumn weather in the UK is certainly playing its part in making the Costa del Sol seem even more attractive than usual at present. While homes at Solana will be ready for occupation in August 2024, Taylor Wimpey España has a few homes still available at La Cala Golf for immediate occupation. Located within Harmony and priced at €495,000 plus VAT, the apartment provides three bedrooms and two bathrooms, along with a 78.25m2 terrace that’s perfect for catching some winter sun. The development’s privileged position delivers exceptional views of La Cala’s golf course, as well as the mountains and sea.

Demand for homes at La Cala Golf has been so strong that the three-bedroom townhouses available in another Taylor Wimpey España development there – Natura – are now fully sold out. Details of a new development of townhouses will be revealed early in 2023.

“The lifestyle of the Costa del Sol provides a wealth of opportunities for keeping physically fit, while the warm winter weather and stunning scenery can also do much for mental wellness. Combined with factors such as the increase in remote working and the ongoing energy crisis, we’re anticipating a busy winter here in southern Spain.”
